Money Isn\u2019t Everything!<\/b><\/p>\n<p class=\"p4\"><b>With a little legwork and some innovative financing you may be able to buy your first home with\u00a0<\/b><b>very little or NO Cash.<\/b><\/p>\n<p class=\"p4\"><b>Nobody likes flushing money down the drain but that\u2019s what you\u2019re doing when you hand over your rent\u00a0<\/b><b>money every month. The moment it leaves your hand your money is working for someone else and not\u00a0<\/b><b>building equity for you and your family. If you feel it\u2019s time to own your own home here are some things\u00a0<\/b><b>you need to know before you make your first move.<\/b><\/p>\n<h3 class=\"p4\"><b>So you have NO CASH? Check out the money mortgage solutions!<\/b><\/h3>\n<p>If you have good income and credit but lack the cash for a down payment &amp;\u00a0closing costs look into veterans loans, federal, regional or local home buyers programs that often require no\u00a0down payment (like FHA Loans, VA Loans, Farmer\u2019s Home Loans, HUD Grants (grants are \u201cgifts\u201d that\u00a0don\u2019t have to be paid back) and Enterprise Zone Entitlements.<\/p>\n<p>THE SELLER may be willing to help finance the deal! &#8211; There are sellers out there who are\u00a0willing to help you with the financing and sellers who are willing to \u201ctake back\u201d financing (let you pay\u00a0monthly on a mortgage with no down payment and low closing costs). They might be hard to find, but if\u00a0you can find a seller willing to help you out it may be the key to getting into your own home.<\/p>\n<p>&nbsp;<\/p>\n<p class=\"p4\"><b>Have you thought about EQUITY SHARING with family members or investors? &#8211; An equity\u00a0<\/b><b>sharing arrangement gets YOU the cash for the down payment while your partner gets a share in your\u00a0<\/b><b>home. You make the monthly payments, pay the taxes and live in the house. In time you will either buy out\u00a0<\/b><b>your partner or sell the property and split the profits accordingly.<\/b><\/p>\n<p class=\"p4\">Have you been contributing to a RETIREMENT or PENSION PLAN? &#8211; Don\u2019t forget you may\u00a0be able to get a loan for your down payment by borrowing against your retirement plan, or you may be able\u00a0to withdraw enough cash from your plan to use for a down payment without penalties or taxes.<\/p>\n<h3 class=\"p4\"><b>What if you have SOME CASH? <\/b><\/h3>\n<p class=\"p4\"><b>If you have enough cash for a small down payment then look for a\u00a0<\/b><b>federally insured mortgage that requires a down payment as low as 3%. Obtaining private mortgage\u00a0<\/b><b>insurance (PMI) may enable you to obtain financing from a traditional lender with a smaller down payment\u00a0<\/b><b>than usually required.<\/b><\/p>\n<p class=\"p4\">If you\u2019re buying a NEW HOME you may be able to obtain a low down payment financing\u00a0plan from the builder! &#8211; The builder most likely had to borrow the money to build the home and he\u00a0wants someone in it as soon as possible. The rent will include an \u201cOption Fee\u201d that will go\u00a0towards your down payment when you are ready to buy.<\/p>\n<p class=\"p4\"><b>What do you do if you are lucky enough to have ALL THE CASH you need? &#8211; Having cash\u00a0<\/b><b>puts you in a strong negotiating position; you may be able to buy at bargain prices because you represent a\u00a0<\/b><b>simple transaction and a \u201csure thing\u201d for the seller. Use this to your advantage when you negotiate.<\/b><\/p>\n<p class=\"p4\">How do you know WHAT SIZE MORTGAGE you qualify for? &#8211; Lenders usually use a formula\u00a0based on approximately 29% of your gross monthly income (before taxes) to calculate the maximum\u00a0amount you can borrow for a mortgage.<\/p>\n<p class=\"p4\">What affects this amount? &#8211; The size of your down payment and your total debt picture including your\u00a0revolving debt (credit cards, other loans etc.).<\/p>\n<p class=\"p4\">What can you do to INCREASE THE MAXIMUM AMOUNT you can borrow? &#8211; Reduce\u00a0your debt (pay off credit cards and other loans) to improve your income-to-debt ratio. This small step can\u00a0qualify you for a larger mortgage\u2026 and a better home!<\/p>\n<p class=\"p4\">What exactly is considered INCOME? &#8211; Income can be more than just wages, don\u2019t forget to count\u00a0bonuses, commissions, overtime, seasonal, part-time, social security and pension income, dividends,\u00a0interest, alimony and child care payments, rental income.<\/p>\n<p class=\"p4\">What if you want to BORROW MORE than \u201cthey\u201d say you can afford? &#8211; You may be able to\u00a0qualify for a higher mortgage if you can prove that you have been making regular, on-time rent payments\u00a0that are higher than the maximum allowed.<\/p>\n<p class=\"p4\">Smart financing can INCREASE THE AMOUNT you can borrow! &#8211; Adjustable rate mortgages\u00a0(as opposed to fixed rate) can temporarily lower your monthly payments and enable you to afford \u201cmore\u00a0house\u201d. You can probably count on a rate change every year, usually resulting in higher payments.<\/p>\n<p class=\"p4\">Don\u2019t forget TAXES &amp; INSURANCE! &#8211; You should estimate about 2% of the purchase price for\u00a0property taxes and 1% for insurance, then divide by 12 to get the amount you need to add onto your\u00a0monthly mortgage payment. Example: $100,000 house would cost approx. $250\/month for taxes &amp;\u00a0insurance. No! You should be realistic about\u00a0<\/i><\/b><b><i>what it will be like to live in a prospective home.<\/i><\/b><\/p>\n<\/blockquote>\n<p class=\"p4\">Create a mental picture of each room in the house and ask yourself how you and your\u00a0family will live in it:<\/p>\n<ul>\n<li class=\"p4\">Kitchen &#8211; Compact kitchens can be convenient, but do they suit your lifestyle?<\/li>\n<li class=\"p4\">If you have, or are planning, a family, does the kitchen have enough room for a high chair?<\/li>\n<li class=\"p4\">Is it carpeted (will it show food stains)?<\/li>\n<li class=\"p4\">Is there a counter right next to the refrigerator for unloading groceries?<\/li>\n<li class=\"p4\">Is the kitchen easily accessible to the porch or patio for summer barbeques?<\/li>\n<li class=\"p4\">Can the kids get to and from the kitchen easily from the yard? Will they have to troop through the living<\/li>\n<li class=\"p4\">room to get a drink on a hot summers day?.<\/li>\n<li class=\"p4\">Bathrooms &#8211; Are there enough?<\/li>\n<li class=\"p4\">If you entertain, is there a convenient powder room for company?<\/li>\n<li class=\"p4\">If you have children, is there a \u201cmud room\u201d and bathroom close to the back door for those \u201cemergency\u201d\u00a0trips in from the yard?<\/li>\n<li class=\"p4\">Front Entrance &#8211; Is it conveniently located for visitors?<\/li>\n<li class=\"p4\">Is it screened from the rest of the house to deflect hot or cold blasts of air, and nosy glances.<\/li>\n<li class=\"p4\">Is there a handy coat closet?<\/li>\n<li class=\"p4\">Living Room &#8211; Is it centrally located where it will be used by the whole family or is it separate and out of\u00a0the regular traffic pattern of the house, where it can offer a quiet and tidy space to relax or entertain?<\/li>\n<li class=\"p4\">Family Room &#8211; Is it adjoining the kitchen so you can keep an eye on younger children while you make\u00a0meals?<\/li>\n<li class=\"p4\">If your children are teenagers you may prefer the family room in the basement, where the drum set, loud\u00a0music or multitude of noisy friends won\u2019t disrupt the whole family.<\/li>\n<li class=\"p4\">Master Bedroom &#8211; Is it large enough?<\/li>\n<li class=\"p4\">Is it private, are there built in buffers like closets, stairwells, halls or bathrooms between the rooms?<\/li>\n<li class=\"p4\">Is it fully self-contained, does it have it\u2019s own ensuite and adequate closet space?<\/li>\n<li class=\"p4\">Garage &#8211; Does it have enough room for all your vehicles (or stuff)?<\/li>\n<li class=\"p4\">An outside door to the garage can be a convenient access point from the yard.<\/li>\n<li class=\"p4\">Basement &#8211; Do you need one for storage, or expansion? Make sure it\u2019s suitable for your use.<\/li>\n<li class=\"p4\">Does the basement have an exterior entrance handy to the yard or driveway?<\/li>\n<\/ul>\n<h3><b>In Conclusion:<\/b><\/h3>\n<p class=\"p4\"><b><span style=\"text-decoration: underline;\">It is possible<\/span> for you to own your own home and make your money work for you!
