{"id":1861,"date":"2015-01-23T03:36:16","date_gmt":"2015-01-23T03:36:16","guid":{"rendered":"https:\/\/auburnbaysetonhomes.com\/?p=1861"},"modified":"2015-04-26T21:36:16","modified_gmt":"2015-04-26T21:36:16","slug":"what-drives-variable-fixed-mortgage-rates","status":"publish","type":"post","link":"https:\/\/auburnbaysetonhomes.com\/?p=1861","title":{"rendered":"What Drives Variable and Fixed Mortgage Rates"},"content":{"rendered":"<h2 class=\"p1\">What drives Variable and Fixed Mortgage Rates<\/h2>\n<blockquote>\n<p class=\"p1\"><span class=\"s1\">Well then\u2026the Bank of Canada (BoC) sure surprised most Economists this morning by lowering the Overnight Rate.\u00a0 Now the banks normally, but not always, follow changes in the Overnight Rate with the same change to their Prime Rate, which of course impacts Variable Rate Mortgages. So we will probably see the banks sometime this week to follow suit by lowering their Prime Rate from 3.0% to 2.75%.<\/span><\/p>\n<\/blockquote>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">This makes today perhaps a good day for a quick refresher on how mortgage interest rates are set in Canada, and on what drives those settings. \u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Watch for more on this from me soon, including on how changes in the Prime Rate impact Variable Rate Mortgages and Adjustable Rate Mortgages.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\"><b>Your Variable Mortgage Rates are driven by your bank\u2019s Prime Rate<\/b><\/span><span class=\"s1\"> which is set individually by each Bank.\u00a0 They normally (but not always) move in sync with changes in the <b>Overnight Rate<\/b>, which is set by the <\/span><span class=\"s2\">Bank of Canada (BoC)<\/span><span class=\"s1\"> and is used as a basis for one-day (or &#8220;overnight&#8221;) borrowing between the major lenders and financial institutions. \u00a0The BoC is responsible for <a href=\"http:\/\/www.bankofcanada.ca\/about\/what-we-do\/what-is-monetary-policy\/\" rel=\"nofollow noopener\" target=\"_blank\"><span class=\"s3\">monetary policy<\/span><\/a>, the goal of which is to keep inflation near<\/span> <span class=\"s1\">the mid-point of a 1 to 3 per cent target range, ideally 2%.\u00a0 The BoC is equally concerned with significant movements in the inflation rate, both above the 2% mid-point and below it. <\/span><span class=\"s4\">\u00a0<\/span><span class=\"s1\">When demand is strong, it can push the economy against the limits of its capacity to produce. <\/span><span class=\"s4\">\u00a0<\/span><span class=\"s1\">This tends to raise inflation above the midpoint, so the BoC will raise interest rates to cool off the economy. <\/span><span class=\"s4\">\u00a0<\/span><span class=\"s1\">When demand is weak, inflationary pressures are likely to ease. <\/span><span class=\"s4\">\u00a0<\/span><span class=\"s1\">The BoC will then lower interest rates to stimulate the economy and absorb economic slack.\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">So when the economy heats up and there is a threat that inflation could get beyond the 1 to 3 per cent target the BoC may increase the <b>overnight rate<\/b>, which drives the <b>Prime Rate<\/b>. The schedule of dates when the BoC reviews and sets the Overnight Rate is found here <a href=\"http:\/\/www.bankofcanada.ca\/core-functions\/monetary-policy\/key-interest-rate\/\" rel=\"nofollow noopener\" target=\"_blank\"><span class=\"s3\">http:\/\/www.bankofcanada.ca\/core-functions\/monetary-policy\/key-interest-rate\/<\/span><\/a><\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s2\"><b>Fixed Mortgage Rates are driven by the Bond markets<\/b><\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Typically, when bond rates (also known as the bond yield) go up, interest rates go up as well. And vice versa. Don\u2019t confuse this with bond prices, which have an inverse relationship with interest rates.<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">\u00a0<\/span><\/p>\n<p class=\"p1\"><span class=\"s1\">Investors turn to bonds as a safe investment when the economic outlook is poor. When purchases of bonds increase, the associated yield falls, and so do mortgage rates.
