A Building Permit<br \/>\nis mandatory in all scenarios.<\/p>\n<h4>Summary of common requirements<\/h4>\n<ul>\n<li>The minimum ceiling height for living spaces in a secondary\u00a0suite is 1.95 m.<\/li>\n<li>Each bedroom in a secondary suite must have at least one\u00a0window for emergency escape in the event of a fire (window\u00a0must be located at least 1.2 m from a property line).<\/li>\n<li>\u00a0Must provide smoke separation between a secondary suite\u00a0and the main dwelling unit. This is required on the ceiling\u00a0of the suite, around common areas and around common exits\u00a0by the use of \u00bd-inch drywall*.<\/li>\n<li>Homes containing a secondary suite must have interconnected\u00a0smoke alarms installed to cover both dwellings.<\/li>\n<li>Gas-fired furnaces and water heaters need to be enclosed in\u00a0a room with \u00bd-inch dry wall* on the ceiling and both sides\u00a0of all room walls. Drywall must be tightly fitted around\u00a0the ductwork.<\/li>\n<li>Secondary suites must be served by an independent heating\u00a0and ventilation system.<\/li>\n<li>Bylaw 55M-89(15) requires suites have an independent\u00a0electrical service panel or convenient access to a shared\u00a0electrical service panel. This means the electrical panel must\u00a0be located in a common area or have separate panels provided\u00a0for the suite and main dwelling unit. \u00a0Applies to basement suites only.
