Owners can get a copy of the condominium plan and bylaws from a registry agent. If the conflict involves the bylaws, the Act, the regulation or the corporation, put your complaint in writing to the board of directors. If the matter is not resolved, get legal advice.<\/p>\n<p>As an alternative to court action, condominium\u00a0disputes can be resolved using mediation and\/or arbitration. These processes involve using an objective third party. A mediator helps the parties negotiate their own resolution to the problem. An arbitrator makes a decision after all the parties present their cases.<\/p>\n<p>All those involved need to agree on the process\u00a0and on a mediator or arbitrator. If they cannot agree\u00a0on a mediator or arbitrator, the Alberta Arbitration\u00a0and Mediation Society can appoint one for them.<\/p>\n<p>The parties involved pay the costs of the dispute\u00a0resolution.<br \/>\nIf an owner or any person who has a registered\u00a0interest in a unit believes there has been improper\u00a0conduct by the developer, a corporation, an\u00a0employee of a corporation, director, or owner,\u00a0they can apply to the court to resolve the problem.\u00a0An example of improper conduct includes noncompliance\u00a0with the Act, regulation or the bylaws.<\/p>\n<p><strong>Taxes<\/strong><br \/>\nYou will pay municipal taxes on your condominium\u00a0unit. The current taxes should be noted in the\u00a0purchase documents. It\u2019s a good idea to double\u00a0check with the municipal government to confirm the\u00a0taxes.<\/p>\n<p><strong>Entering the unit<\/strong><br \/>\n<a href=\"https:\/\/auburnbaysetonhomes.com\/wp-content\/uploads\/2013\/10\/condo-Door.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-968 size-full\" src=\"https:\/\/auburnbaysetonhomes.com\/wp-content\/uploads\/2013\/10\/condo-Door.jpg\" alt=\"Condo Door Calgary Condos Apartments For Sale\" width=\"194\" height=\"259\" title=\"\"><\/a>No one may enter your unit without your consent\u00a0or without giving you proper notice unless there is\u00a0an emergency. If your tenant contravenes the bylaws or damages the common property or the corporation\u2019s property, the corporation can ask you to evict the tenant. It can\u00a0also give the tenant and you the notice directly.<\/p>\n<p>The Residential Tenancies Act may affect you and your tenant if you are renting a residential unit\u00a0(see the Information for Landlords and Tenants publication).
